Buying a home? The process can be stressful. So what should you do? Relax. Most of your inspection will be maintenance recommendations, life expectancies and minor imperfections. These are nice to know about. However, the issues that really matter will fall into four categories: major defects, things that lead to major defects, things that may hinder your ability to finance, legally occupy or insure the home, and safety hazards. Anything in these categories should be addressed. Often a serious problem can be corrected inexpensively to protect both life and property (especially in categories 2 and 4).

Wind Mitigation Inspections

A wind mitigation inspection can provide significant discounts on your homeowner’s insurance depending on what features the home has. Essentially, if your home has certain attributes to help it withstand high wind events, such as hurricanes, the state of Florida requires insurance companies to provide discounts for those attributes. Things we look for include roof shape, roof to wall attachments (straps or clips), secondary water resistance, doors, windows, and/or shutters that are designed to withstand high wind and projectiles, and more.

01. Termite Inspections

Subterranean termites are the most damaging insects of wood. Their presence is hard to notice and damage usually is found before the termites are seen. If termites are found inside the house, it almost always means that they have infested and require treatment.

02. Water Testing

Drinking water quality varies from place to place, depending on the condition of the source water and the treatment it receives. In drinking water, microbes, such as bacteria and viruses, have the greatest chance of reaching levels high enough to cause acute health effects.

03. New Construction

Even brand new homes aren’t perfect, and any issues with the home are easier to have addressed by the builder immediately rather than 3-5 years down the road. We are your eyes and ears to make sure the builder is doing a quality job on your new home.

04. One Year Warranty

New construction homes typically come with a one year builder’s warranty. Our inspectors can come in before that warranty expires (around month 10 or 11) and conduct a full inspection. If any issues are found they can then be addressed by the builder before the warranty expires.

05. Four-Point Inspections

Most insurance companies will require a four-point inspection report on homes over 25 years old. Insurance companies want to make sure that the roof, electrical, plumbing, and HVAC systems are in good working order before providing homeowner’s insurance.

06. Roof Certifications

In some cases insurance companies may request a roof condition certification report. These are typically completed on older homes in order to show the insurance company that the roofing system has at least three to five years of life remaining.
